Cupertino's Pre-Approved Plans page lists 4 approved third-party plan vendors with named unit specs: ADORE Homes ADU '674 sq. ft. 2 bedrooms and 1 bathroom ADU'; J. Kretschmer Architect '476 sq. ft. 1 bedroom and 1 bathroom ADU'; APEX HOMES USA INC '495 sq. ft. 1 bedroom & 1 bathroom ADU', '749 sq. ft. 2 bedroom & 2 bathroom ADU', '991 sq. ft. 2 bedroom & 2 bathroom ADU'; Basically Homes (Powered by Vitalize Build Construction) '499 sq. ft. 1 bedroom and 1 bathroom ADU'. Applicants submit the vendor's 'Pre-approved Master Plan Package' with a boundary survey/site plan.
Gap from a fully compliant program: Plans are vendor-mediated (contact vendor to obtain construction documents) rather than directly downloadable PDFs on the city site itself.
Read via reader proxy. Real named catalog with unit sizes and bed/bath counts confirmed verbatim in proxied page text; classified posted since the city has an active AB1332-style pre-approval program with specific named plans, even though delivery is vendor-mediated. Adversarially re-verified 2026-08-06 by an independent re-fetch agent: Correct URL is cupertino.gov/Your-City/Departments/Community-Development/Planning/Residential-Planning/Accessory-Dwelling-Units/Pre-Approved-Plans (the claimed URL/path 404s). Page lists 4 named vendors -- ADORE Homes ADU (1 plan), J. Kretschmer Architect (1 plan), APEX HOMES USA INC (3 plans), Basically Homes/VitalizeBuild (1 plan) -- totaling 6 named preapproved plan configurations with unit specs (sqft/bed/bath). Plan documents themselves are not hosted as PDFs on cupertino.gov; the city's own catalog links out to each vendor's site to view/obtain the plan set.
Any other agency can adopt these plans
Cal. Gov. Code § 65852.27, added by Stats. 2023, ch. 759, amended by Stats. 2024, ch. 7 (SB 477) (§ 65852.27(a)(5)) lets any California local agency admit into its own program plans “A local agency may also admit the following accessory dwelling unit plans into the program: (A) Plans that have been developed and preapproved by the local agency. (B) Plans that have been preapproved by other agencies within the state.” A city or county without a preapproval program of its own can post City of Cupertino’s plans as part of its own program instead of designing new ones — see the full statewide catalog for more options.
We build and maintain the program page, the plan library and the required third-party submission path for agencies that want to stand this up: $1,950 setup + $3,600/year (year one all-in $5,550).
